Chelmsley Wood Shopping Centre

Chelmsley Wood Shopping Centre, based in the borough of Solihull, is home to approximately 60 outlets including shops, cafes, restaurants, a public library, council offices and supermarkets. The Centre first opened in June 1971 and underwent a major refurbishment in June 2009. The revitalised facilities now welcome the Centre’s five and a half to six million annual visitors.

The Challenge

The Chelmsley Wood Shopping Centre comprises of new and old, retail and non-retail, inside and outside facilities: The cleaning, maintenance and security requirements are therefore varied and call for a tailored approach. There is a need for a 24-hour security presence, detailed and reactive cleaning services and general maintenance to ensure that the Centre continues to operate at high standards.

The cleaning services are required in all outside areas, in addition to the car parks, an internal mall, customer toilets, escalators, lifts and high-level canopies. Maintenance responsibilities include painting, carpentry, fixing paving slabs, signage and coordinating on-site contractors.

The Solution

Following a competitive tender, involving local and high profile national companies, Axis Group was appointed to provide security, maintenance and cleaning provision to the Chelmsley Wood Shopping Centre. Some 576 weekly hours of manned guarding protect the Centre 24 hours a day, seven days a week; four full time on-site maintenance employees and 10 cleaning staff cover 287.5 hours over a seven day week.

Axis Group has introduced training, which takes place every eight weeks, for the three discipline supervisors to increase their HR, performance management, disciplinary and machinery equipment knowledge and skills.

Historically, Barrie Jones, the Centre Manager at Chelmsley Wood, was reticent to offer all three facilities management contracts to one company, “I was concerned about putting all my eggs in one basket,” says Barrie. “I have been fully persuaded that having one contract manager improves the relationship that I have with Axis Group, on all staff levels, and the benefits of this outweigh any previous concerns.”

The primary reason for the contract win was financial. “Axis’ proposals were amenable, flexible and their reasoning and explanations for their prices were fair and came across very clearly,” explains Barrie. “A result of the Axis Group being flexible to our needs was that they were able to provide the most cost efficient proposal.”
